The roofer built for your option period.
The inspection flagged the roof, and your buyers have days, not weeks, to decide. We get out there the same day or the next day and put a written roof report in your hands, with clear options and real numbers, so you can negotiate before the option period runs out.
Roof issues show up at the worst possible time.
Inspections happen a few days into the option period, and the roof comment usually lands right after. That leaves your buyers with a vague line on the inspection report, a deadline they can't move, and roofers who can't come out for a week.
Most roofing companies are set up to sell roofs to homeowners on their own schedule. We set up our company around yours.
What is an option-period roofer?
It’s what we call ourselves, because it’s how we work. Our scheduling, our reports, and our products are built to answer one question quickly: what does this roof actually need, and what will it cost?
Your buyers and sellers get that answer while there’s still time to use it.
How it works
A simple process built around the tight timelines of real estate transactions.
Book the visit
Use our site-visit form or call us. Tell us the address, who to coordinate with for access, and the option-period deadline.
We get on the roof
We're on the roof the same day or the next day. We inspect the roof and document what we find with photos.
Get your written report
You get a written roof report the same day or the next day. It gives you a plain-language assessment backed by photos you can share with your clients and the other side.
Get options with numbers
If the roof needs work, the report comes with an estimate that fits the situation — whether that's a repair, full replacement, roof rejuvenation, or roof warranty.
One visit covers every answer your deal might need.
- Roof condition report. This is a clear written assessment of the roof, with photos. It’s something you can forward to clients, the other agent, or the inspector.
- Repair estimate. When the roof is sound but needs specific fixes, we price exactly those fixes, so a repair request or a credit is based on a real number.
- Replacement estimate. When the roof is at the end of its life, you get a full replacement price to negotiate with.
- Roof rejuvenation. For a roof that’s aging but not finished, we apply a plant-based rejuvenation product made in the USA. It can extend the roof’s useful life for far less than a new roof.
- Roof warranty. This gives your buyers peace of mind on a roof that passes, and it can be the thing that keeps a deal together.
Why agents call us first.
When the roof becomes a problem during a transaction, speed and clarity matter.
Speed that matches your contract.

They’re clear enough for your buyers, specific enough for the other side, and backed by photos.
Options, not just a sales pitch.
We’ll tell you when a repair, rejuvenation, or warranty makes more sense than a new roof.
We keep your deal moving.
Our job is to give everyone a real answer fast so the negotiation can happen.

For buyer’s agents
Turn a scary line on an inspection report into a real number. Use our report and estimate to ask for a repair, a credit, or a price adjustment before the option period ends.
For listing agents
Get ahead of it. Have us look at the roof before you list, or respond fast when a buyer’s inspection flags it, so your seller can answer with facts instead of guesses.
Questions agents ask
Straight answers for the questions that come up during a transaction.
01 How fast can you get out there?
Usually the same day or the next day. When you book, tell us the option-period deadline and we’ll plan around it.
02 How fast is the written report?
Same day or next day. We don’t leave agents waiting.
03 Who needs to be there?
Nobody needs to be there for the roof inspection. Just tell us how to coordinate access and anything we should know about the property.
04 What does the site visit cost?
It’s complimentary in our standard operating area. Visits to distant properties may have a small fee. Ask us when you book if you’re not sure.
05 Can I share the report with the other side?
Yes. The report and photos are made to be shared with your clients, the other agent, or the inspector.
06 Do you only replace roofs?
No. We price the option that fits the roof. Sometimes that’s a repair, sometimes it’s rejuvenation or a warranty, and sometimes it’s a replacement.
07 Can the buyer hire you after closing?
Yes. If the work is going to happen after closing, we’ll coordinate directly with the new owner.
